How do I create or access my account?

Why do I need an account?
Your account keeps your bookings and finished work in one place. Depending on the services ordered, you may be able to:
- Schedule a photo shoot
- View past orders
- Download finished photographs
- Manage property information
- Access property websites or marketing materials
- Print flyers
- Access social media files and other listing assets
How do I book a shoot?
Use the Book a Shoot link on the website and select the services you need. You will be asked for the property address, property details, preferred appointment time, and any additional information needed for the assignment.
Photography, floor plans, and virtual staging can be selected through the same online booking process.
Who can book Hudson Heights RES?
Hudson Heights RES primarily works with real estate agents, brokers, teams, and brokerages. Property owners and other real estate professionals may also inquire about services when appropriate.

Are floor plans included with photography packages?
Yes. Current photography packages include a 2D floor plan.
The floor plan helps buyers and renters understand the layout, room relationships, and flow of the property. Floor plans are delivered with the listing materials for the assignment.
Can I order a floor plan without photography?
Please contact us if you need a floor plan without photography or have a special floor-plan requirement. Availability may depend on the property and the type of assignment.
What is virtual staging?
Virtual staging adds furniture to a property photograph to help buyers or renters understand the scale and possible use of a vacant room.
Virtual staging is intended to show potential. It does not represent the room as physically furnished.
How many rooms should I virtually stage?
Most vacant listings benefit from staging the living room and one bedroom. The best choice depends on the layout of the property and how you plan to market it.
You can select virtual staging packages during the booking process or order additional staged images when available.
Can I book photography, floor plans, and virtual staging together?
Yes. These services can be selected together through one online order.
How soon will I receive my photographs?
Finished photography is typically delivered within 12–18 hours and usually by the next business day.
Delivery times may vary depending on the size and complexity of the assignment, the services selected, weekends, holidays, weather, and additional editing requests.
When will I receive my floor plan?
Floor plans are typically delivered with the completed listing materials. Delivery time may vary depending on the property, the floor-plan service selected, and the information required to prepare the plan.
How long does virtual staging take?
Virtual staging requires additional processing time beyond standard photography. The turnaround depends on the number of images and the type of staging requested.

How are finished files delivered?
Finished files are delivered through your online account. You can download, share, and access the files from the property order.
Preparing for the shoot
What does “photo-ready” mean?
A photo-ready property has been cleaned, decluttered, and prepared before the photographer arrives.
The goal is to show the property, not the items that happen to be in it. Before the appointment, please prepare:
- Kitchen and bathroom counters
- Floors and surfaces
- Beds and bedding
- Windows and window coverings
- Closets and storage areas
- Balconies, patios, and terraces
- Exterior entrances and outdoor areas
- Personal items and unnecessary objects

What happens if the property is not ready when the photographer arrives?
The property should be ready to photograph at the scheduled appointment time.
If the space requires a small amount of preparation, the photographer may be able to help with minor adjustments. If the property requires more than approximately 30 minutes of preparation, you may choose to continue with the shoot or reschedule the appointment.
Rescheduling may be subject to the applicable cancellation fee.
What happens if I cannot provide access to the property?
The agent or person booking the appointment is responsible for making sure the photographer can enter the property at the scheduled time.
This includes:
- Confirming access with tenants or occupants
- Arranging keys or lockbox access
- Providing working keys and codes
- Confirming building access
- Making sure elevators or building staff will not prevent entry
If the photographer cannot gain access when the appointment begins, the appointment may be treated as a cancellation and the applicable 50% cancellation fee may apply.
Are pets allowed during the photo shoot?
Pets should be removed from the property during the shoot whenever possible.
If a pet cannot be removed, it must be contained in an area that will not be photographed. Please let the photographer know about any pets before the appointment and take reasonable steps to protect the pet, the property, and the photographer’s equipment.
Scheduling, cancellations, and weather
What is the cancellation policy?
For appointments within New York City’s five boroughs, cancellations must be made more than four hours before the scheduled appointment time.
For appointments outside New York City, cancellations must be made more than twelve hours before the scheduled appointment time.
Cancellations made inside those time windows are subject to a non-refundable fee equal to 50% of the scheduled service total.
All cancellations must be submitted in writing by email or text message.

If a cancellation is made exactly four hours before an appointment within New York City, it falls inside the four-hour cancellation window.
Can I reschedule an appointment?
Rescheduling requests are treated in the same way as cancellations. Please provide notice as early as possible.
Rescheduling may be completed without a fee when sufficient notice is provided. Requests made inside the applicable cancellation window may be subject to the 50% cancellation fee.
What happens if I am late to the appointment?
Please make sure the photographer can access the property at the scheduled time.
A delay of more than 15 minutes may reduce the available shooting time or require the appointment to be rescheduled. If the appointment cannot proceed because of the delay, the applicable 50% cancellation fee may apply.
Traffic, parking, tenant delays, and building access issues should be considered when planning arrival time.
What happens if the weather is bad?
Interior photography can usually proceed in cloudy or gray weather.
For exterior photography, weather and the time of day can have a greater effect on the final images. We do not automatically cancel an appointment because the sky is cloudy.
When appropriate, a blue-sky adjustment may be available for selected final images. A blue-sky adjustment is not a substitute for safe weather or a way to change conditions that materially affect the property or surrounding landscape.
If severe rain, high winds, lightning, hurricanes, blizzards, tornado warnings, or other dangerous conditions make the appointment unsafe or impractical, we will work with you to reschedule without a cancellation fee.
What time of day is best for photography?
For interior photography, most times of day can work well.
If the property has important views, strong sunlight, or specific lighting conditions that need to be photographed, please contact us before booking so we can help select an appropriate time.
Exterior photography usually benefits from a specific time of day depending on the direction of the building, the surrounding environment, and the desired light. Please contact us if exterior photographs are an important part of the assignment.
Editing and retouching
What editing is included with standard photography?
Standard editing is intended to present the property clearly, naturally, and consistently.
It may include:
- White-balance correction
- Exposure, brightness, and contrast adjustments
- Tonal adjustments
- Image sharpening
- Vertical and horizontal correction
- Lens-distortion correction
- Dust-spot removal
- Minor blemish removal
- Flash-reflection reduction
- Window-view balancing when appropriate
- TV-screen replacement
- Minor fireplace enhancement when appropriate
- Removal of the photographer’s reflection from mirrors when possible
- Outdoor sky adjustments when appropriate
The exact editing applied depends on the photograph and the condition of the property.
What editing is not included?
Standard photography fees do not include extensive object removal or major digital alterations.
Additional editing may be available for:
- Removing furniture or personal property
- Removing large objects
- Removing stains, damage, or permanent defects
- Repairing walls, cabinets, floors, rugs, or ceilings digitally
- Replacing or redesigning furniture
- Virtual renovation
- Significant landscaping changes
- Extensive image reconstruction
Additional retouching is priced per image. Please submit retouching requests in writing by email or text. A price will be provided before the work begins.
Payment is required before additional retouching is completed. Additional work typically requires 24–48 hours, depending on the request.
Does editing change the condition of the property?
Photography is edited to improve presentation while keeping the property represented accurately.
Editing does not include changing room dimensions, concealing significant damage, removing permanent defects without disclosure, or materially altering the condition of the property.
Additional photographs and marketing materials
Can I order more photographs than my package includes?
Yes. Additional finished listing photographs may be available at the current per-image rate shown on the pricing page.
Can I request specific photographs?
Yes. Please provide any important shot-list requirements or priorities before the appointment.
The photographer will also make recommendations during the shoot based on the property’s layout, condition, views, and marketing needs.
Can I order social media reels or other marketing materials?
Additional marketing materials may be available through the pricing page or your online account.
These may include social reels, branded reels, selected hero images, enhanced image sets, property websites, flyers, or other listing materials, depending on the current service offering.

Where does Hudson Heights RES provide services?
Hudson Heights RES generally accepts assignments within a 25-mile radius of ZIP code 10040 in Hudson Heights, New York.
This includes properties throughout Manhattan, Brooklyn, Queens, the Bronx, Staten Island, and nearby areas of the NYC metro region, provided the location falls within the service radius.
Are there travel fees?
There is no travel fee for locations within the borough of Manhattan.
Travel fees apply to locations outside Manhattan. The fee is based on the distance from the 10040 service area and may vary by location.

How can I find the travel fee for a specific property?
Start the booking process and enter the complete property address. The booking system will calculate and display the travel fee for that location.
You can check the fee before finalizing the appointment.
